Relocation buyers always ask the same questions. Here are the honest answers.
WHAT DOES $800K–$2M BUY HERE? In North Scottsdale or Chandler, that range gets you 2,500–4,000+ square feet, a pool, 3-car garage, and gated community. The same budget in coastal California or Chicago buys you considerably less.
WHAT ABOUT TAXES? Arizona's flat income tax rate is 2.5% — among the lowest of any state that has one at all. California's top rate is 13.3%. Illinois is 4.95% flat. The annual savings for a high-income earner moving from California can easily exceed $20,000–$30,000 per year.
And property taxes tell the same story. Arizona's effective property tax rate is approximately 0.44% — compared to California's 0.74%, Illinois's 2.08%, and New York's 1.54%. On a $1.5M home that's a difference of thousands of dollars every single year, just in property taxes alone.
The combined tax picture — income and property — is one of the most compelling financial arguments for making this move. Most people don't run the full number until they're sitting across from me. When they do, the decision usually gets easier.
WHAT’S THE COST OF LIVING DIFFERENCE? Meaningfully lower than California and New York, roughly comparable to Texas but with better lifestyle amenities in the Scottsdale market specifically. Housing is the biggest line item — and the comparison is dramatic.
